What is the minimum amount I can invest?
There is no strict minimum although we recommend having at least around £20,000 to invest. This could be by way of savings, shares, bonds, equity in property, ISA’s or pension funds.

How does it work?
You invest in property deals (short term or for rental income), these can be individual deals or joint ventures with us or other investors where you’re a shareholder in a larger investment. Important to remember, if you are shareholder in a deal, you money is still secure against the property and you own a share equivalent to the amount invested.

Do I own the property or investment?
Yes. You either invest in deals on your own or in joint ventures with other investors where you are a shareholder owning a proportionate amount.

What type of returns can you make for me?
We only source and present investments that will give you a minimum of 20% and up to a 40% or more return on your money in development projects and double digit returns on rental investments.

How long does it take to make a return?
Depends on the project but development projects are typically between 6 months and 24 months. Of course we will consult with you as to what timeframes you would like to work to. For rental investments of course these are long term investments with a steady income being the objective.

Where do you invest/source deals?
We source and acquire investments in London and within a couple of hours of, in traditionally strong areas of capital growth. For example we will go to cities such as Brighton, Maidstone, Cambridge, Oxford and Luton to name a few, where growth and demand is proven.
How do you source your deals?
Each one of us has between 10-20 years experience in property and have built up extensive contacts in the industry. These included estate agents, land agents, auction houses, property/deal traders, brokers, consultants and fellow developers to name a few. We get offered and source both on market and off market deals.

Is my money secure?
Firstly all your money, like any property investment and purchase goes directly to the solicitors and not to us. Secondly once your purchase is complete your money is invested in the property. Traditionally property has been and will continue to be a very secure investment.

Can I sell my investment?
Yes, individual deals can be sold like any other property on the open market or possibly to another investor. Joint venture deals will depend on the strategy for deal in question nevertheless if you wish to sell your shareholding we have other investors who may want to buy your shares.

Can I invest if I live overseas?
Yes, we help a lot of overseas clients. We assist with all the legal requirements and finance obstacles that overseas investors may come up against making investing easy and this is why they choose us.
Additionally we can advise with our partners the most efficient purchasing and finance methods, including the gains or savings that can be made owing to currency rate changes.

Do I need to arrange finance and mortgages?
No, we look after all aspects of the purchase

Each individuals situation is different, we will assist you by arranging a consultation with our partner accountants to find the most tax efficient way to invest for you.
